LEASING (AND/OR LEASING SUPERVISION)
The Spatz Leasing Department would review the project from several different aspects. We would start by looking at all the other shopping centers in the general vicinity. The location, demographics, competition and merchandise mix will need to be determined in order to prepare the leasing package. When an appropriate package is created, mailings can be put together to contact all the retailers in each merchandise category. The information for these mailings is already on file in our computer in Chicago and a large resource library is available to keep it current. In addition, we review various weekly and biweekly publications that give supplemental information on what tenants are doing along with what new tenants are coming into the market.
Another major issue is to work with the existing tenants and keep them aware of our involvement and progress. Existing tenants are one of a center's best leasing tools. Most prospective tenants wish to speak to them and their comments about the center are very important.
Our Leasing Department is headed by Bill Spatz, the President of Spatz Centers, Inc. Bill's background enables Spatz Centers to offer strong relationships with many national tenants, representation at the national ICSC Conventions as well as a strong knowledge of how to negotiate "a deal that works".
